ESSENTIAL FUNCTIONS:
- Manages multiple real estate projects and portfolios, including tracking metrics, schedules, budgets, and performance improvements for all ACS properties primarily including offices, Hope Lodge locations and Discovery Shops whether leased or owned. (20%)
- Builds and maintains strong relationships with landlords, vendors, internal stakeholders, and leadership to support the organization’s real estate strategy. (20%)
- Sources, evaluates, and negotiates leases for new properties, or renewed terms for existing sites, ensuring alignment with organizational goals and optimal lease terms. (20%)
- Oversees site moves, additions, and closures, coordinating with regional leaders and vendors to ensure smooth transitions and process improvements. (15%)
- Maintains accurate real estate databases and records, on all ACS properties including owned, leased and coworking sites, generating reports and supporting financial, insurance, and compliance requirements. (15%)
- Conducts due diligence and makes recommendations on potential property donations, analyzing financial and operational impacts. (10%)
EXPERIENCE/QUALIFICATIONS:
- Minimum Degree Preferred: Bachelor’s degree in business administration, real estate, or a related degree
- Years of experience: 10+ years’ work experience in lease administration, lease negotiation, real estate development, project management and/or other areas directly relevant to the position.
KNOWLEDGE, SKILLS, AND ABILITY:
- Knowledge of Real Estate markets, trends, property valuation, and lease structures.
- Strong project management experience required.
- Experience with property management software (Lease Harbor is a plus) and Microsoft Office Suite.
- Proficiency in financial modeling and data analysis.
- Proven negotiation skills with a successful track record of closing lease deals.
- Ability to coordinate quality assurance programs in area of specialty.
- Must have skill in working with internal and external partners in negotiating contracts, lease agreements, easements, etc. as they relate to ACS sites and potential sites.
- Must possess excellent communication skills including the ability to convey complex technical information in a manner that non-technical individuals can comprehend.
- Strong negotiating, influencing and problem resolution skills.
- Proven ability to effectively prioritize and execute tasks within budgets and timelines.
- Demonstrated ability to assess stakeholder needs, creatively approach solutions, decide and influence appropriate courses of action. Initiate, implement and support change within the organization; proactive in removing barriers and accelerating pace to completion.
TRAVEL REQUIREMENTS:
- Ability to travel (by car and/or airplane) when necessary to visit ACS sites, as part of due diligence for potential sites, and to attend team meetings.
PHYSICAL REQUIREMENTS:
- Work is normally performed in a typical interior/office work environment.
- Very limited exposure to physical risk, if any.
The starting rate is $110,000 to $126,000. The final candidate's relevant experience/skills will be considered before an offer is extended. Actual starting pay will vary based on non-discriminatory factors including, but not limited to, geographic location, experience, skills, specialty, and education.
