Real Estate Manager - Remote

This is a fully remote position and can be based anywhere within the U.S.

In partnership with department leadership and informed by cross-functional leadership input, maintain real estate policies, programs, and procedures for ACS real estate, including leased, owned, donated, and new construction for properties, or potential properties, in the portfolio which includes Hope Lodge, Discovery Shop and offices across the American Cancer Society (excluding Puerto Rico). Responsible for the execution of Real Estate strategy and provides lease negotiation and administration, for acquisition and disposal. Supports the strategy and identifies the resources for available for coworking, work-from-home, and hybrid arrangements.

MAJOR RESPONSIBILITIES

General

  • Manage multiple projects, deliverables, milestones, schedules, and budgets simultaneously.
  • Track and report on metrics related to all Real Estate activity using appropriate, industry-standard measurements of Real Estate performance.
  • Train team members, including management, on Real Estate policies and procedures to enhance awareness and understanding.
  • Continuously monitor Real Estate performance, conduct trend analysis, and implement improvements to enhance performance.
  • Stay updated with industry trends, best practices, and regulatory changes.

Stakeholder Engagement & Relationship Building

  • Conduct regular portfolio review with department and regional leadership.
  • Maintain effective working relationships with landlords of leased properties.
  • Work closely with various vendors and departments in delivering on ACS’ Real Estate Strategy including with coworking, work-from-home and hybrid arrangements.
  • Partner with Legal and risk management to identify Real Estate-related risks and effective mitigation measures.

Property Sourcing, Lease Negotiations & Lease Administration

  • Identify and evaluate potential spaces to align with real estate strategy and direction.
  • Work with brokers to find and present site options to department and regional leaders.
  • Lead discussions and negotiations with landlords to optimize ACS property agreements.
  • Create and adhere to operational budget for Real Estate projects, initiatives, and services.
  • Review monthly and quarterly operational and capital financial reports that include analysis of variances from plan, forecast and prior year; determine and execute revisions as directed.

Execute on ACS Site Moves, Adds and Closures

  • Secure vendor and manage projects for any site moves, additions or closures.
  • Work with Regional leaders and their Market designees for planning, communication and execution of moves, additions or closures.
  • Gather and share with department leadership feedback from Market and Regional leadership on the success and challenges of any moves, additions or closures and incorporate changes into the process for future projects as directed.

Database Management

  • Maintain accurate and up-to-date records of Real Estate activity, including rent, termination dates, escalations, timing of CAM reconciliations, and other relevant data.
  • Create and request monthly rent roll for Accounts Payable, explaining variances from prior rent roll to leadership.
  • Pull reports and provide to other ACS contacts as requested for establishing insurance coverage, ACS location contacts, lease expirations, and other property-related data.

Review and Recommend Direction on Potential Property Donations

  • Gather data on potential donated properties and provide due diligence to drive recommendation of accepting or denying potential gifted properties.
  • Make recommendations on acceptance of potential donated property based upon informed review of property, carrying costs, sale estimates, estimated net gain and other key data.

FORMAL KNOWLEDGE    

  • Bachelor's degree in Real Estate, Business Administration, or related degree and five+ years of experience that is directly relevant to the duties and responsibilities specified within this position description.

COMPETENCIES/SKILLS

  • Knowledge of Real Estate markets, trends, property valuation, and lease structures.
  • Strong project management experience required.
  • Experience with property management software (Lease Harbor is a plus) and Microsoft Office Suite.
  • Proficiency in financial modeling and data analysis.
  • Proven negotiation skills with a successful track record of closing lease deals.
  • Ability to coordinate quality assurance programs in area of specialty.
  • Must have skill in working with internal and external partners in negotiating contracts, lease agreements, easements, etc. as they relate to ACS sites and potential sites.
  • Must possess excellent communication skills including the ability to convey complex technical information in a manner that non-technical individuals can comprehend.
  • Strong negotiating, influencing and problem resolution skills.
  • Proven ability to effectively prioritize and execute tasks within budgets and timelines.
  • Demonstrated ability to assess stakeholder needs, creatively approach solutions and decide and influence appropriate courses of action. Initiate, implement and support change within the organization; proactive in removing barriers or accelerating pace.

SPECIAL MENTAL OR PHYSICAL DEMANDS

  • Ability to travel (by car and/or airplane) when necessary to visit ACS sites, as part of due diligence for potential sites, and to attend team meetings.

The starting rate is $80,000 to $90,000. The final candidate's relevant experience/skills will be considered before an offer is extended. Actual starting pay will vary based on non-discriminatory factors including, but not limited to, geographic location, experience, skills, specialty, and education.
